Our investment

The CEFC committed $100 million to the 47-level landmark Collins Arch precinct, which features twin towers linked by a skybridge that will shape the character of Melbourne’s city skyline for decades to come.

Collins Arch is a high-end luxury mixed-use development that incorporates the W Melbourne 5 Star luxury hotel, residential apartments and approximately 49,000 square metres of PCA premium grade office accommodation. 

The building, developed and owned by Cbus Property, was completed in 2020. The Cbus Property Sustainability Report 2022 detailed that Collins Arch had achieved the following certifications:

  • 5 Stars NABERS Energy rating
  • 5 Stars NABERS Indoor Environment rating
  • 6 Star Green Star Design, As Built and Performance ratings
  • Climate Active carbon neutral certification
  • WELL Health Safety
  • WELL V1 Platinum (pre-certified)

A world-class precinct

The world-class precinct, designed by internationally acclaimed SHoP Architects and Woods Bagot, Collins Arch was recognised at the Council on Tall Buildings and Urban Habitat Awards announced in Chicago in November 2022.

Collins Arch was named:

  • Best Tall Mixed-Use Building in the World
  • Best Tall Building, 100-199 metres in Australia.

The awards program honours projects and individuals that have made extraordinary contributions to the advancement of tall buildings and the urban environment, and that achieve sustainability at the highest and broadest level.

Industry leading sustainability

Collins Arch includes a range of industry-leading clean energy technologies.

These include:

  • Built-in real-time energy monitoring
  • Capacity for residential electric vehicle charging
  • High-efficiency air-conditioning
  • Energy efficient façade fabric insulation.

These initiatives lower energy consumption, lower carbon emissions and deliver improved operational efficiencies. The clean energy initiatives are expected to deliver a minimum 20 to 25 per cent improvement on the development’s carbon footprint.

Optimising performance with finance

The CEFC financed the project to help create new environmentally sustainable standards in Australian cities and lock in a low-carbon approach to building design and management.

The CEFC is an active investor across the property sector. To optimise emissions performance and achieve long-term sustainability targets, the CEFC operates as a “patient” investor, recognising there are opportunities to reduce emissions across the investment lifecycle, from the development approval process to design, procurement and construction, then finally into operations.

Analysis from the Climateworks Centre suggests that the property sector has the potential to reduce emissions by up to 73 per cent below 2020 levels by 2030, and approach full electrification across residential and commercial buildings by 2040.
